Real estate industry is the pillar industry of China's economic development and is directly related to the improvement of the quality of people's daily life. Therefore, the fluctuations of real estate market arouses widespread interest. Based on the data collected from 1998 to the present after the housing reform in 1998, this paper comprehensively investigates the driving factors of the fluctuations of China's real estate market. Empirical results show that the fluctuations of China's real estate market are mainly driven by the factors of macroeconomy, real estate supplydemand and real estate market regulations. Further studies show that the driving factors exhibit differences due to the changes of social and economic situation. Thus, the study provides references for the understanding of the fluctuations of Chinas real estate market and the supervision and regulation of Chinas real estate market.
