    摘要:

    房地产业是我国经济发展的支柱产业,直接关系到人民生活水平的提高和生活质量的改善,房地产市场的波动历来受到各方的广泛关注。选取1998年住房制度改革以来的相关数据,全面考察我国房地产市场波动的驱动因素。实证结果表明:我国房地产市场的波动主要由宏观经济、房地产供给、房地产需求以及房地产市场调控等方面因素驱动;由于我国社会经济形势的变化,房地产市场波动的驱动因素在不同时期存在差异。

    Abstract:

    Real estate industry is the pillar industry of China's economic development and is directly related to the improvement of the quality of people's daily life. Therefore, the fluctuations of real estate market arouses widespread interest. Based on the data collected from 1998 to the present after the housing reform in 1998, this paper comprehensively investigates the driving factors of the fluctuations of China's real estate market. Empirical results show that the fluctuations of China's real estate market are mainly driven by the factors of macroeconomy, real estate supplydemand and real estate market regulations. Further studies show that the driving factors exhibit differences due to the changes of social and economic situation. Thus, the study provides references for the understanding of the fluctuations of Chinas real estate market and the supervision and regulation of Chinas real estate market.
