Abstract:In view of the current high occupying proportion of non-welfare construction land and the serious benefit loss of farmers caused by the existing land expropriation compensation system, it is of great significance to explore the price of non-welfare agricultural land entering construction market. The paper discusses the theoretical logic on the price of non-welfare agricultural land entering construction market from the perspective of new price theory, perfectly competitive market theory, dynamic game theory and the theory of sustainable development. Then, it thoroughly analyzes the present predicament related with the pricing of agricultural land market. Finally, it explores the market-oriented realization path from the following angles: going out of the predicament of land finance, the adding of value estimation of agricultural land market, improving of urban and rural land transaction market, regulation of land tax system and the market-entered sunshine project construction.
